Project Management

Project Management
- In addition to project controlling, we take on the delegable project leadership tasks of the client
- We implement all necessary measures responsibly and purposeful and make the necessary decisions in coordination with the client
Real Estate Supervision
- As a real estate supervisor, we take care of the preparation and implementation of the planning and construction measures in the name and on the account of the client. We have the corresponding permission according to §34c of the trade regulations
Construction Management
In construction management, the phases of tendering, awarding the contract for services and site supervision are very closely intertwined. Due to our practical and construction contract knowledge, we are very familiar with the interfaces in the transition of these processes, so that a smooth project flow is ensured. We carry out the services of the building trades (KG300 according to DIN276) ourselves. For the other trades (KG200, KG400, KG500 according to DIN276) we use our network of proven and qualified partners.
Tender Preparation of the Construction Works
- Quantity Determination (according REB) as basis for the Tendering of the Construction Trades; we deliver digital estimation in DA11 / X31 file format
- Preparation of the Tender documentation with specifications for each of the Construction Trades and export in GAEB file format
- If required: establishing of Functional Descriptions of the Construction Services, Room Schedules
- Coordination of the Tender Packages with all Trades
- Establishing of the Tender Event Schedule
- Cost estimation based on the Tender documentation and cost control by comparison with the previous cost calculation
- Compilation of the Tender documentation
Assisting with the Construction Awarding Process
- Obtaining, Controlling and Evaluation of Offers incl. creation of a Price Comparison Table
- Schedule controlling according to the Tender Event Schedule
- Negotiations with the Bidders and Assistance with the Contract awarding
- Creation of award / tender proposals, documentation of the award / tender procedure
- Compilation of the Award documentation
- Final cost esitmate acc. DIN276 based on the checked tenders
Construction supervision on Site
- Supervision and Coordination of the Execution
- Preparation, Updating and Supervision of the Time Schedule, Record keeping of digital Construction Logbook
- Invoice Controlling, Cost Control and Cost Appraisal
- Organization of the Take-over of the Construction, incl. Take-over by the Authorities

Design Services
Our planning services cover the entire spectrum of planning phases, from the basic evaluation to preliminary planning, design, approval planning in accordance with HOAI or detailed design in accordance with RIBA, through to in-depth architectural planning to implementation readiness with the knowledge and expertise of the subsequent phases (tendering, awarding and execution). For a complete general planning service, we involve other specialist planners from our network of proven and qualified partners as required and in consultation with the client.
Technical design Architecture
- Creation or deepening of the technical design architecture according to the requirements of the specific project
- Creation or deepening of the execution, detail and construction drawings according to the requirements of the specific project
- Provision of the work results as a basis for the other planners, as well as coordination and integration of their services
Additional planning services
- General planning services: further specialist (statics, technical building equipment, fire protection, building physics, surveyors etc.) required for the project are awarded by us in consultation with the client, coordinated and controlled until a completed planning
